2. Is there a fee if my property sits vacant?
Some companies charge a reduced monthly fee during vacancy. Others charge nothing until a tenant is placed. Either approach is fine, as long as you know upfront which one you're agreeing to.
3. What's the cancellation policy if I want to leave?
Look for the notice period and whether there's an early-termination fee. A company confident in its service shouldn't need to lock you into a difficult exit.

4. How often will I actually hear from you?
Get specifics: a monthly statement is standard, but ask how maintenance updates, lease renewals, and problems get communicated in between. "We'll reach out when something comes up" is not an answer.
5. What does my monthly owner statement include?
Ask to see a sample. A clear statement shows income, expenses, and why at a glance, no decoding required.
6. Can I see the owner portal before I sign anything?
Most established companies can walk you through their reporting technology in a demo before you're a client. If they can't or won't, ask why before you sign anything.

It's also worth confirming the company (and the broker in charge) hold an active North Carolina real estate license, since property management in NC is regulated under real estate license law.
