Tenant Qualification
We appreciate your interest in renting with us. To ensure a smooth application process, please review our qualification criteria below. Please note that we may receive multiple applications for the same property and meeting these requirements does not guarantee approval. All applications are subject to review.
Required Information
- Government-issued photo ID
- Proof of income – Pay stubs or personal bank statements from the last two (2) months (corporate bank statements are not accepted)
- Animal profile registration – If applicable, all animals must be registered
- Rental history – Contact information for the current landlord, as well as rental history for the past three years
Application for all adults – Each applicant aged 18 or older must submit a separate application using their own email address and pay and non-refundable $55 application fee
Common Reasons an Application May Be Declined
Applications are evaluated based on several factors. While not an exhaustive list, common reasons for denial may include:
- Incomplete applications
- Prior evictions
- Active collections from previous landlords
- Credit score below 625 or lack of credit history
- Insufficient income
- Unsatisfactory rental references
- Active bankruptcies
- Household exceeding the pet limit (maximum of 2; restricted breeds may apply)
- Excessive number of vehicles
- Move-in date too far in the future
- Criminal history – Reviewed on a case-by-case basis and may affect eligibility
